Real Estate has given phenomenal returns in last decade. Buying first house is an emotional decision; however investing in the next property requires thoughtful consideration.

You have to deal with two major challenges – liquidity and ticketsize.

You need to ask yourself how easily I can liquidate, in case I have any urgent need. What are the potential opportunities I will forego, if my money is locked in the real estate.

The typical investment size is also quite large. Is my overall portfolio too skewed towards one asset class? After adjusting for the borrowing costs, is the deal still making sense?

Am I looking for capital appreciation? Or inflation adjusted income generation?

What about taxes on capital gains and/or on rental income (earned or deemed)?
